Toilet Installation in The Gap
Most loos we pull out around The Gap come from houses built before 1980, when a single flush was the norm. Those old cisterns send far more water down the pan than today's suites allow.

A toilet installation The Gap job usually starts with one question: will the new suite land on the old waste connection? Every job is done by a licensed plumber, and you see the price in writing before anyone picks up a tool.
We handle the full range of tap and toilet plumbing, from a worn washer up to a whole new suite. This page covers the swap itself. If the old loo is still sound but playing up, toilet repairs is where that call gets made.

Choosing a Replacement Toilet Suite
Suites differ by the way the cistern and the pan go together, and three builds cover almost everything you'll see in a showroom:
Close-coupled
the cistern mounts directly on the back of the pan as a single joined piece.
Back-to-wall
the pan's back runs flat along the wall, and the pipe behind stays out of view.
Wall-hung
the pan hangs off a carrier built into the wall, and the cistern hides in there too, worked by a button plate.
A cistern can go in on its own when the replacement suits the bolt holes and connections on the pan that's staying. Where it doesn't suit, the pair goes together and a complete new suite goes in.

S-Trap and P-Trap Pans Compared
Set-out is the distance from the finished wall to the centre of the drain opening the pan empties into, whether that opening sits in the slab or the wall. A new pan drops straight onto the existing drain when its outlet sits over the same hole.
The two outlet types tell you which opening your house has:
S-trap
the outlet points down into the floor, the usual arrangement in the slab homes of the suburb's big fill.
P-trap
the outlet turns back into the wall behind.
When the outlet sits off the old position, the plumber either reroutes the drain or picks a pan that already suits. Rerouting is genuine plumbing work, not a tweak, and it shows in the quote.

What the Water Rules Mean for a New Toilet
A dual flush cistern gives you two volumes: a light rinse on the half button and a full emptying of the bowl on the other. Every suite we fit carries the WaterMark tick and registration under the Water Efficiency Labelling and Standards (WELS) scheme. A licensed plumber can't legally put in a product holding neither.
Two rules sit on top of that:
New dwellings
Queensland's sustainable housing rules require at least a 4-star dual flush model in a brand-new house, townhouse or unit. Business Queensland notes the requirement doesn't extend to renovations, so an older bathroom being refreshed escapes it.
Rentals
under the Residential Tenancies Authority's water-charging rules, the loo has to be dual flush to pass the full bill to a renter. The caps are 6.5 litres or less on the big button, 3.5 or less on the small, and an average of 4 litres or less across one big and four small flushes.

Why a Toilet Swap Is Licensed Work
Queensland reserves this work for a QBCC licensed plumber, and the paperwork depends on the job. A loo going in for the first time, or moving to a new spot in a home that already stands, is notifiable work. Council approval isn't needed; instead we report the job to the QBCC on a Form 4 within 10 business days of finishing.
The QBCC runs audits on Form 4 lodgement, and leaving one out is an offence.
A like-for-like replacement is minor work, which a QBCC licensee carries out with no permit and nothing to lodge. Rerouting the waste is notifiable in its own right. The QBCC leaves just three cistern parts open to anyone: the washers in the drop valve and the float valve, plus the suction cup rubber, and even those jobs still have to meet the standards.

Suite Type, Set-Out and Access Behind the Quote
The figure moves with the suite you've chosen, whether the new pan drops onto the existing drain opening or the pipe needs rerouting, whether the loo stays where it is, and how open the supply and waste are. A Form 4 fee applies to a new or moved position; the contractor pays it and can on-charge the cost, including admin. The fixed quote confirms the price before any work starts.
Local conditions shape those drivers. At the last census the median age here was 42, and plenty of homes along the Waterworks Road spine have kept their original residents, so comfort-height pans come up often when a suite is chosen. The pre-1980 stock also means many bathrooms still run a single-flush original, which makes the swap to a modern dual flush one of the easiest water savings in the house.
While we're on the fixtures, tap replacement pairs naturally with a new suite if the old tapware has dated with it.

Questions About New Toilets in The Gap
Call (07) 3524 7137How much does it cost to install a toilet in The Gap?
The figure turns on the suite you've chosen and whether the new pan drops onto the drain opening already in the floor or wall. How open the supply and waste are matters too. The fixed quote confirms the price before work begins.
Does a new toilet need a Form 4?
Yes, when the loo is new to the building or shifting position. That job is reported to the QBCC on paperwork called a Form 4, lodged inside 10 business days, and council approval isn't needed. A like-for-like replacement is minor work, with nothing to lodge.
What are the toilet flush limits for rentals?
Yes, there are caps. To charge a renter for the full water bill, the tenancy rules need a dual flush loo with a full flush no greater than 6.5 litres and a half flush no greater than 3.5. The average of those flushes can't exceed 4 litres.
Does a landlord have to replace an old rental toilet?
No, no law forces a swap. The caps are a water-charging test rather than a replacement order. Where a rental in The Gap fails it, the owner or manager covers a reasonable share of the water cost, and the tenant pays only the excess where the property has its own meter and the lease allows it.
Can just the cistern be replaced on a toilet?
Yes, as long as the new cistern suits the old pan's bolt positions and connections. Where they don't suit, the pair goes together and a complete new suite goes in instead.
