We handle sinks, wastes and traps as part of kitchen and laundry plumbing across The Gap and the neighbouring suburbs. Here is what the work involves, what it may cost, and where the rules draw the line for home owners.

From Old Sink Out to Leak Test

Connecting a kitchen sink means joining two supply lines, each fitted with an isolation valve, then the basket waste, the trap, the tap and the waste pipe. The final step is a leak test on every connection. An isolation valve on each supply shuts off water at the sink alone, so the rest of the house keeps running during the job.

The trap keeps a water seal that blocks sewer odours from the drain side. The basket waste seals the drain hole in the bowl, and the supply connections feed the tap. Where a dishwasher drains through the sink waste, the replacement waste needs a spigot for the machine's hose.

Tapware, wastes and connectors installed here need WaterMark certification and a listing in the WaterMark product database. We check that before anything goes in.

Leaks Under the Sink and Around the Tap

The usual leak points are a trap or waste joint, the seal around the basket waste, the base of the tap, a supply join and the seal between the sink and the benchtop. A slow leak often shows no drip at all. A soft cupboard floor, a musty smell or a water stain under the sink all point to water escaping somewhere you cannot see.

Caught early, most of these are one-visit repairs: a reseal, a new washer or a replaced joint. Left alone, the same leak swells the cupboard base and creeps into the benchtop, which turns a small job into a bigger one.

What a Home Owner May Do Under the Sink

In Queensland, the plumbing connections for a kitchen sink are licensed work, and they sit outside what a home owner may legally do. A new or relocated sink is notifiable work: no council permit is needed, and instead the plumber reports the job to the QBCC on a Form 4 within 10 business days of completion. You receive your own copy of that form for your records.

A like-for-like swap, with the new bowl going where the old one sat, counts as minor work. A QBCC licensee still does the job, with no permit and nothing to lodge. One wrinkle: if the building sits on a combined drain or a dual reticulated water supply, adding a fixture becomes permit work, and the plumber applies to council before starting.

You can verify any of this yourself. The QBCC's online register lists every plumbing licence, and it also shows any Form 4 recorded against an address.

Top-Mount or Undermount Sink

A top-mount sink drops in from above and sits on its rim over the cut-out, while an undermount fixes to the underside of the benchtop and needs an exact, sealed cut. The drop-in style suits laminate benchtops, hides a rough cut and goes in faster. That makes it the common choice for a straightforward swap.

An undermount is held by clips or support brackets that carry the bowl's weight from below. Because the cut-out edge stays visible, the cut needs to be precise and sealed with silicone to keep water out of the substrate. Stone benchtops suit the look, but the fitting takes longer and the cut matters more.

What Changes the Price of a Sink Job

The price turns on where the bowl goes, whether fresh supply or waste lines are needed, the room under the bench, the benchtop material, and the tapware you pick. A straight swap costs less, because moving a fixture means running new lines. We set the price in a fixed quote after looking at the job on site, and nothing starts before you approve it.

Filtered water at the sink is worth planning early. Our water filter installation service can be quoted with the sink work, and a new mixer can go on at the same visit via tap replacement. Machine connections are covered on our dishwasher installation page.

Kitchens Built for Families

Most kitchens here sit in the detached houses that filled the valley from the late 1950s onward, with families drawn by schools like Payne Road State School, which opened in 1970 as the district grew. At the last census, 54.2 per cent of homes had four or more bedrooms, which usually means a kitchen built for a family and a bench that gets used hard.

Those homes are on their second or third bench by now, and the cupboard plumbing under them has often been patched more than once. A replacement sink is a chance to tidy all of that in one visit rather than leaving the old joins to fail one at a time.

Kitchen Sink Questions From The Gap

Call (07) 3524 7137

How does a plumber install a kitchen sink in The Gap?

A licensed plumber shuts the supply, takes out the old bowl and tap, then fits the new tap, waste, trap and supply lines before running a leak test. Every connection gets tested before the cupboard door closes.

What is a Form 4 for a new kitchen sink?

The Form 4 is the notice lodged with the QBCC within 10 business days of finishing notifiable work, such as putting in or moving a sink. The owner gets a copy to keep.

How do I check my plumber is licensed?

Search the QBCC licence register online and the plumber's details come up, along with any Form 4 recorded against an address in The Gap. Both checks are free and take minutes.

Is a top-mount or undermount sink easier to fit?

A top-mount is easier, because the rim sits over the cut-out and hides a rough edge. An undermount fixes to the underside of the benchtop, so the cut needs to be exact, sealed with silicone and held by clips or brackets.

Who arranges a kitchen sink replacement in a The Gap rental?

The owner or manager carries the repair duty for the premises. A tenant has to obtain that owner's or manager's written consent, using a Form 23, before attaching a fixture or altering anything structural.
