Vanity and Basin Installation in The Gap
Most of the vanities we fit go into bathrooms built between the 1960s and the 2000s, replacing units that have done their dash. A vanity installation in The Gap is plumbing from the first shutoff to the final leak check, because the tapware, the water feeds and the waste all need a licensed plumber. Our The Gap team handles it, and the same visit can sort the shower or the toilet too.

At the last census, 38.8 per cent of homes here were owned outright. Another 44.8 per cent were still being paid off. So a new vanity is nearly always an owner's decision, made to last.

Who May Install a Vanity in Queensland
No, a home owner cannot legally put a vanity in themselves, because connecting the water and waste is regulated work reserved for a licensed plumber. Queensland splits the job into two categories.
A vanity or basin swapped in its existing position is minor work: the job belongs to a QBCC licensee, no permit applies and no form goes in. Putting in a new basin, adding a second bowl or moving an existing one is notifiable work. Council approval isn't required, but we notify the QBCC on a Form 4 inside 10 business days of completing it.
Two situations add a step. Unit owners should ask us whether their job counts as notifiable, since apartment work can be more involved. Renters need the owner's or manager's written okay on Form 23 before a fixture goes in, and that consent can't be refused without good reason.

Above-Counter, Semi-Recessed and Undermount Basins
The two vanity styles split on what carries the weight. A wall-hung unit hangs off framing built for the load, with feeds and waste inside the wall at heights that suit the cabinet. A floor-standing unit sits on the floor, and the cabinet conceals the pipes, so a weeping joint underneath can stay hidden while the base swells.
The basin on top comes in three mountings:
- Above-counter: the bowl rests on top of the bench.
- Semi-recessed: the bowl drops partly through it.
- Undermount: the bowl attaches and seals from below, so the benchtop opening needs precise cutting.
Before anything is ordered, we check the set-out: the number and spacing of tap holes, where the waste lands, and where each supply arrives. Those three decide whether the bowl suits a single mixer or two separate taps. Changing your mind later means reworking holes and feeds, so the choice gets made early.

From Disconnect to Leak Test Under the Basin
The visit runs in four stages, and each one is ours to do. We disconnect the existing tap and waste first. Each supply line then gains an isolation valve feeding the new tap, and the waste connects through a trap. Last, we test every connection for leaks.
The isolation valves matter because they let you shut the basin off alone, without draining the house. The trap keeps a water seal in the waste, which stops sewer smells coming back up. The waste fitting suits the basin you picked, pop-up or plug-and-chain, and joins the overflow where there is one.
Your new tap counts as a plumbing product, so it needs WaterMark certification and registration with the Water Efficiency Labelling and Standards scheme before we can legally install it. We confirm that on arrival.

What Changes the Price of a Vanity Swap
Four things drive the price. They are whether the new unit goes where the old one was, whether the feeds or waste shift, which tap and fittings you go with, and how much access there is to the pipework.
Notifiable jobs bring one extra cost. We lodge the Form 4 and pay the QBCC's lodgement fee, and that fee plus admin costs can be passed on to you.
After we've looked over the job, the written quote locks the figure.

Vanities on The Gap's Sloping Blocks
Homes across the suburb climb granite and phyllite slopes, from the bush-edge streets near the Walkabout Creek Discovery Centre to the rest of the valley, and that ground never quite settles. At the bench, movement shows up as a vanity that has drifted out of level, or a wall that no longer offers solid fixing for a hung unit.
Many older bathrooms here were plumbed with feeds inside the wall, so reaching them can mean opening the lining first.
For the wider job list, see our bathroom plumbing page. A full redo runs through the stages on our renovation plumbing page, and shower repairs can share the visit if the shower is due.

Vanity and Basin Questions From The Gap Homes
Call (07) 3524 7137Do I need a plumber to install a vanity in The Gap?
Yes, because the water and waste hook-ups are regulated work. The QBCC counts fixing or replacing fixtures as a job for a licensed plumber or drainer, and basins don't make its unregulated list.
Can just the basin be replaced and the vanity kept?
Yes, if the basin comes away from the top as its own piece. Where basin and top were moulded together, both go at once. Either way we reconnect tap and waste to suit the new bowl.
What is the difference between wall-hung and floor-standing vanities?
A wall-hung vanity is carried by framing inside the wall, with the feeds and waste running through it. A floor-standing vanity stands on the floor and hides the pipes in the cabinet, so a small leak can stay unseen while the base swells.
Which basin types change the plumbing job?
The three mountings each seal differently. An undermount bowl is fixed and sealed from below the benchtop, so the cut-out has no margin for error. Waste and overflow get matched to the bowl you pick.
Does a vanity swap in a The Gap unit need a permit?
No, a straight swap in the same spot skips the council permit. Apartment owners should still ask us whether their job is notifiable, because some unit renovations are more involved and need council approval.
